The Hiranandani Group, led by Chairman Dr Niranjan Hiranandani , is gearing up for a landmark expansion with the launch of a 225-acre hospitality-focused township in Alibaug by September 2025. Designed to redefine coastal luxury living, the project will include villas, serviced apartments, plotted developments, multiple hotels, and water sports facilities, blending lifestyle with leisure. This new township in Alibaug is expected to set new benchmarks in premium real estate, while also aligning with the group's long-term vision of sustainable and community-driven townships.
The group is targeting a 15–20% growth in FY26, driven not just by the township launch but also by four upcoming redevelopment projects, with two set to begin shortly. Alongside, Hiranandani continues to expand its footprint in Chennai and Bengaluru, while strengthening its industrial and warehousing arm through GreenBase, a joint venture with Blackstone. The platform already spans Pune, Chennai, Bhiwandi, and Vasai, with further projects in the pipeline.
Despite challenges in affordable housing where demand has dropped 20–25% over the past two years, mid and upper-segment housing has remained resilient with a steady 12% year-on-year growth. However, Mumbai's redevelopment market faces hurdles as nearly half of the unit sale value goes into levies like stamp duty and development premiums, making low-cost housing economics tough to deliver.
On the commercial front, Grade-A office spaces are maintaining high occupancy levels, fueling positive spillovers into residential demand. Simultaneously, Hiranandani is investing heavily in data centers, with over ₹7,000 crore already deployed across Navi Mumbai, Panvel, and Greater Noida.
With the upcoming township in Alibaug , coupled with diversification across hospitality, warehousing, and digital infrastructure, the Hiranandani Group is positioning itself for sustained growth and market leadership, reaffirming its role as a visionary in India's evolving real estate landscape.
